Chimera has the experience and flexibility to lend in special situations such as distressed debt, high-yielding senior loans, or placing direct equity, and hybrid investments, among others. Our experience spans highly structured and complicated capital structures, sponsorship/management turnaround issues, divestitures, and bankruptcies.

Chimera is your partner of choice to support both the near- and long-term capital needs of a project or a property, and utilizing best-in-class, proprietary and third party platforms to provide expert management of large assets.

Project Finance

The Chimera Capital 100% funding model satisfies all layers of the capital stack including the initial seed money, start-up funds, as well as the bridge, the mezzanine, the equity, and the permanent financing, through our lending model. The lending model is a combination of structured financing, derivatives, and traditional lending. Chimera Capital is the originator of each of its loans, and the note holder for each project that it funds.

 

This gives Chimera Capital the advantage to bring the whole capital stack under one roof.  The 100% project funding model requires collateral for the project loan. Collateral can be a combination of real estate, bank instruments, securities, credit enhancements, credit guarantees, corporate and sovereign guarantees, credit-rated bonds, investment portfolios, capital, future sales contracts, off-take agreements, and more. 

 

The 100% project funding model is meant to support and partner with the project from the beginning stage and along each step of the process until the project is completed. Our team of experts works with the project owner(s) to identify opportunities and value-adds in the project’s operations.

Real Estate Investment

We invest in the debt and equity of commercial and residential properties as well as directly into real estate operating companies and servicing platforms that can provide our investments with a competitive edge to drive value. Chimera is an industry pioneer of Operational Private Equity, an approach where investment professionals and operating executives work in close partnership throughout the lifecycle of an investment to improve business performance and drive long-term value creation.

 

Operational Private Equity differs from standard private equity investing in sustainable operating improvements and strategic initiatives are at the core of every investment from start to finish. We apply this operationally-oriented approach to invest equity -acquiring controlling or substantial minority interests in companies and completing add-on acquisitions for Chimera’s portfolio.

 

Our deep operating bench and broad capital market expertise equip us to invest in opportunities that would benefit from operational or strategic change.
